Compass Private Exclusives

Sell your listing, keep your client’s privacy.

Listing your client’s home as a Private Exclusive allows you to control what information is shared about your listing while still getting exposure to the top agents at Compass.

What to expect

A Private Exclusive listing is an off-market home that can be shared directly by you to your clients. Property details aren’t disseminated widely and won’t appear on public home search websites.

Discretion

Privacy is the ultimate commodity with private exclusives.

Flexibility

Decide when to share details about your listing, including price, more broadly on your client’s timeline.

Quality

Retain exposure to Compass agents, including premium placement on compass.com

Value

Get the best offer by testing the market privately to gather key insights without the listing getting stale.

Reasons your clients might prefer a Private Exclusive:

  • New job or relocation

  • Family changes like marriage or divorce

  • Evolving financial circumstances

  • Health issues

  • Valuable belongings like art or furniture

  • Opposition to holding open houses

“My clients and I tested an aggressive price as a Private Exclusive on Compass. Another agent brought buyers to see the home and they submitted a full price, all cash offer within days. My clients said this was the easiest, no hassle sale they’ve experienced!”

How to market your Private Exclusive

Step-by-step instructions on how to make the most of your Private Exclusive.

  1. Agree on a listing price and goal sales price that agent and seller are thrilled with if achieved at this stage.

  2. Sign all listing contracts and paperwork including any Private Exclusive waivers.

  3. Launch listing on compass.com as a Private Exclusive. Need help creating your Private Exclusive? Watch this Compass Academy Tutorial here.

  4. Use the hidden price feature to hide the list price in this stage, however, set a “reserve price” – to be disclosed when agents or clients inquire about pricing.  In addition, any preferred and required terms will be discussed and also disclosed (for example, desired settlement date).  During this time here is what you can and can’t do as an agent:

Do –

Email to individual clients and add into their Private Collections
Post on Workplace (exposure to top agents at Compass)
Email blast other Compass agents
Hold a preview or feedback tour with Compass agents that is NOT advertised publicly!
Discuss during our Compass office sales meetings
Show the property

Don’t –

Post on social media
Email blast consumers
Place in a Public Collection
Place a sign at the property

Business Benefits of using Private Exclusives

Test the price

Test the price using the hidden price feature. If you do not receive positive feedback on the price, you can lower it before going public!

Learn from reality

Discover any flaws or challenges the property has and address through Compass Concierge before taking the listing live.

Generate buzz

Start to generate buzz and interest in your client’s home and generate a sense of FOMO (Fear Of Missing Out) among buyers!

Use your time wisely

Leverage the time as you are getting the home ready or when you are early in the process to start to work on the listing and do more than any other agent can do!

FAQs

Q: What’s the difference between a Compass Coming Soon and a Compass Private Exclusive?

A: Compass Coming Soon: listings agents intend to put on the MLS
Private Exclusive: listings agents do not intend to put on the MLS (off-market)

Q: I am not clear on when it is okay to share a Private Exclusive. Is sharing with our clients the same as sharing with the public? I thought we can only share with Compass agents if it is exclusive and not on MLS yet. Please clarify.

A: While every set of Multiple Listing Service (“MLS”) Rule has nuanced interpretations of Clear Cooperation Policy (“CCP”); in general terms, a Private Exclusive may not be advertised to the public. However, a personal client may be distinguished from the public as long as there is no mass marketing to the public and the information is shared one-on-one.  You may also share the agents within your brokerage firm. Reflecting back on what I have recommended in the past,  establishing an agency relationship early-on is certainly a best practice. In fact, it is required by CRMLS before sharing private exclusive information with buyers. As to the risk that the client might share information, you can and should ask in writing that they not do so. I would do likewise with Sellers who have elected to market via private exclusives.

Q: Can we share Private Exclusives with any Compass agent nationally? Or just those within our office or with the same broker ID?

A: According to the Clear Cooperation Policy you may share Private Exclusives with agents who are associated with your regional brokerage.
