How to market your Compass Coming Soon

 

Step-by-step instructions on how to make the most of your Compass Coming Soon.

  1. Agree on a listing price and goal sales price that agent and seller are thrilled with if achieved at this stage.  

  2. Sign all listing contracts and paperwork including any Coming Soon waivers.

  3. Launch listing on compass.com as a Coming Soon. Need help creating your Private Exclusive? Watch this Compass Academy Tutorial here.

  4. You are allowed to have your listing in the Compass Coming Soon status for ONE BUSINESS DAY before you must enter it in the MLS system as Coming Soon or Active. During this time here is what you can and can’t do as an agent:

 

DO –

Publicly market the listing
Submit the Coming Soon listing to the Compass Catch email
Submit the Coming Soon listing to our social media platforms
Post on social media (Facebook, Instagram and LinkedIn) as a Coming Soon
Leverage the Compass network by posting on Workplace
Provide information about the public listing date and first public open house (can include invitation only Open Houses)
Email blast consumers
Email Blast to Agents that have sold a home in the same zip code within the past year using our Network tool
Place in a Public Collection
Install a sign with a Coming Soon sign rider
Share the listing at office meetings and Workplace
Activate a Digital Listing Ad via Marketing Center
Send Coming Soon Postcards to neighbors and any Sphere of Influence people with an invite to the Invite Only open house
Using the network tool, call the top 20 agents in your area to alert them to the listing and when it will be live with the goal of hitting any potential buyers they may be working with

Did you know? Listings posted on Friday will not be required to be added to the MLS until Monday. Follow our weekend marketing guide to make the most of your extra days.

 

Friday

  1. Post your listing as a Coming Soon on compass.com.

Saturday

  1. Get the neighborhood talking by putting up a yard sign.
    Let passers-by know that something exciting is about to come on the market!

  2. Capture compelling photography.
    Build up anticipation by using Compass Coming Soon imagery to generate excitement while capturing show-stopping photos for the broader market on Monday.

Sunday

  1. Check the Insights tool to evaluate early market feedback.
    Start gaining feedback over the weekend to position your listing to sell once it hits the broader market, on things like:

    • Pricing

    • Description positioning target audience

  2. Make final adjustments before hitting the broader market.

    Use this time to hit the ground running on Monday when your listing will be visible to Compass agents, all agents who are members of your MLS, and consumers on compass.com for any consumer searchable listings.

FAQs

 

Q: What’s the difference between a Compass Coming Soon and a Compass Private Exclusive?

A: Compass Coming Soon: listings agents intend to put on the MLS
Private Exclusive: listings agents do not intend to put on the MLS (off-market)

 

Q: My local MLS has rules against publicly marketing a Coming Soon listing during certain timeframes. How can I use Compass Coming Soon and still comply with my MLS rules?

A: We’ve compiled all of the Clear Cooperation guidelines so that you can review your local MLS rules prior to bringing on a Coming Soon listing. Please reach out to your local sales manager if you have any questions.

 

Q: What happens if a different Compass agent shares my Coming Soon or Private Exclusive with their clients via Social Media? Is this considered marketing to the public?

A: Yes, it would be, if we are talking about Private Exclusives (those listings not yet submitted to the Multiple Listing Service(“MLS”). Remember, any consumer-facing marketing whatsoever triggers the obligation to submit the property to the MLS within ONE BUSINESS DAY.  

Note: For properties that are not yet ready to move to Active Status, most Multiple Listing Services (“MLS”) have added or will be adding a Coming Soon status, unfortunately, the rules vary MLS to MLS as it relates to (i) showings (ii) advertising (iii) length of time in status (iv) distribution to other sites (v) movement to other status options and the like. Know your local rules and lean on your local leadership team and the MLS the compliance team for specific guidance. More than one MLS prohibits showings while in Coming Soon status. Verifying local rules is critical.

Note: Private Exclusives or Office Exclusives may only be shared internally by and between agents who are affiliated with the same brokerage firm, with no public-facing marketing at all.

Note: Please remember that nothing in the Clear Cooperation Policy alters the listing agent’s obligation to timely submit the Seller Authorization to Exclude a Listing from the MLS (C.A.R. Form SELM or other similar form). Most, but not all, MLS’s require submission within 2 business days. I can’t stress strongly enough how important it is to comply with this requirement.
